Kusadasi


In the last 20 years Kusadasi has grown into a major resort town popular with British, Irish, European and domestic holiday markets. Property buyers are able to buy into value for money Villas and apartments with prices starting from £40,000 and Villas from £80,000, a mixture of well developed Holiday complexes along with some less vibrant areas suitable for buying a home for long term living. This vibrant cosmopolitan town offers 25 kms of sandy beaches’ a wonderful climate of long dry summers and short mild winters.   A port-of-call for cruise liners, passengers disembark to visit the nearby archaeological site of Ephesus, which is one of Turkey’s biggest tourist attractions. There are many other interesting sights nearby, and the Dilek National Park, 30km south, has good beaches and forest walks.

The town is serviced by two international airports; Izmir Airport – 45 minute transfer and Bodrum Airport – 1 hour- 30 minute transfer. The International Izmir airport offers two terminals which service direct flights all-year-round available with British Airways;  Gatwick – Izmir


Kusadasi has experienced explosive growth in recent years. There are many new apartments and villas are for Turkish buyers but the numbers of foreign buyers has increased rapidly to over 3.500.  Standards of construction have improved immensely and there is a wide variety of property to choose from.


The town is expanding towards the South where you will discover Long Beach which stretches for 25 kms. Located in this area is a small charming town called Davutlar which is well known for it’s natural thermal pools and pays host to a popular health spa named “Nature Med”, where stressed individuals can relax and be pampered.  Further along the coast is the pretty seaside village of Guzel Camlie which boasts it’s own petit marina ripe for development.  Some areas have been over developed but the local councils have learnt from these mistakes and have now restricted planning permissions.  This is a much quieter area surrounded by the National Park’s mountains and overlooking the Greek Island of Samos. The beaches back onto pretty peach orchards and olive groves and plots of land 500 sq.m can be purchased for as little as 30.000 Euro.

The more discerning investor recognises that Kusadasi has a lot to offer:  developing 18 hole golf course,” Kusadasi International Golf Course”, a International marina which is the gateway to the nearby Greek Islands and berthing fees are one of the cheapest rates in the world and an International natural Harbor which welcomes over 900 cruise visits in a period of eight months. 

The building boom has slowed therefore, re sale properties in the medium term will realise a healthy capital gain; properties prices are low so there is room for increasing prices and renting income is noticeably on the increase.

A number of Europeans are relocating to this cosmopolitan town and at present 2.500 resident visas are held by foreign residents living in and around Kusadasi. This is due to the credible infra structure of the town, good state and private hospitals, good state and private schools, Izmir the third largest city in Turkey is a one hour drive away by motorway offering the retail therapy of Ikea, Next, Marks and Spencer and many more.

Kusadasi has something for everyone and this has yet to be exploited to the buying public.
