Bodrum
BODRUM (HALICARNASSUS) AND THE BODRUM PENINSULA
When looking to a property for sale in Turkey then Bodrum is still one of the most popular locations. Bodrum is in the westernmost part of Turkey where the Mediterranean ends. It resembles a horse’s head. On this peninsula, there are many beautiful bays and ancient cities. Bodrum, the native land of the famous historian Heredot, is an important tourism centre in Turkey, which attracts attention by reason of its natural beauties besides its history. The property market in Bodrum town itself is a real mixture of buyers and properties it has a good market for locals buying and attracts a good number of wealthy property buyers from Istanbul and the other large cities around Turkey. For holiday home buyers the resort areas are the main property buying places as you will see below. When looking to a property for sale in Turkey then Bodrum though does have a good number of ex-pats and who buy homes in Bodrum town and use as their main residence whilst setting up business usually serving the real estate market or property rental holiday letting trade. Property prices in Bodrum itself can be high with apartments starting in a decent area from £120,000 and for individual detached properties which are few in number near the centre expect to be paying in the £500,000 plus area. Although serving the tourist trade for rentals the buying of holiday homes in some parts of Bodrum are not suitable due to the military clearance requirements and it is important that reputable estate agents inform buyers if it is possible to buy a property in a particular area or not. Although there is every type of property imaginable to buy from garden flats, studios, apartments, penthouses, town houses, duplex, semi and detached villas for holiday home buyers though there is much better value in the property market to be had in other locations and would advise property investors accordingly TOWNS
GUMBET
Gumbet is a pleasant little bay where a cool, refreshing breeze springs up in the afternoons, making Gumbet a paradise for the teaching of windsurf. It was here, in fact, that Turkey’s first school of windsurfing and aquatic sports was started, in 1980. Gumbet’s nearness to Bodrum also brings over many people who merely wish to swim. The renowned poet and author Cevat Sakir Karaagacli the Fisherman of Halicarnassus asked to be buried on the hill known as Esentepe, where his remains are today. Gumbet has lovely sand and a good number of touristic facilities. People staying here swim, dive and do water sports in the day time, then go over to Bodrum for the night life. Water-skiing with a parachute is one of the most exciting sports on offer at Gumbet, or anywhere, for that matter. The property market is very much for the holiday maker and those wishing to invest in a buy to let property as Gumbet has a large number of visitors who look at renting apartments which are the better property buying option for investors as a large proportion of renters are younger visitors attracted by the nightlife. Property prices themselves can be quite high through a lack of availability of decent apartments and flats. There is some good value properties to be had the further away the properties are from the front and main areas of nightlife action. For a property close to the front with sea views and a modern contemporary style apartments or duplex then expect to pay anything from £100,000 plus and if you can find a villa for sale £300,000 or more. For the older terrace style properties in the old part of town then a ground floor flat in a town house conversion can be purchased for £70,000 plus. Gumbet does get a large number of visitors and if the right properties are purchased can give property investors a good return on investment but it is vital to check title deeds,tapu,and ownership as the case should always be as the bargain property may not be such a bargain and for those wanting mortgages it is more likely be easier to obtain a property on a new development as older style properties are not always built to the new build standards and building regulations required these days
BITEZ
Bitez is very nice, quiet bay. Bitez has been used as the main theme of the nation wide famous folk song called “ Cokertme “ and you can be sure that this town will welcome you with a friendly smile . Bodrum is just 2,5 nautical miles by sea ,10 km by land and 1 hour by walk. Anchoring is possible in 7-8 m off the shore and in 3-5 m on the Northern side of the bay. Bitez is one of the most well preserved towns in region, in terms of greenery. The Town provides an excellent trekking track for those who are in love with nature. Bitez has a long shoreline and the sea side can accommodate hundreds of beach umbrellas and sun loungers along by the hotels, restaurants and the most famous place which is called Women’s Café (Kadinlar Kahvesi) Bitez has some good property for salewith many options and it does attract a lot of visitors, but it is important to check the possibility to buy before even proceeding with a property purchase as most of this area is for local property buyers or nationals who are able to buy with out military clearance requirements. It is still possible to buy a villa set back or apartments in a new build that has been constructed in an area where it is possible for overseas property buyers, but the number of properties available on the real estate market are small in number and if anyone is really wanting to buy here it would probably be best to look at a villa or apartment complex development that already has a number of foreign nations who have bought a property there. Price wise for a typical 2 bedroom, 1 bathroom apartments built to a good standard and with facilities on site look at prices starting from £90,000 to £120,000. For a larger dwelling of a 3 or 4 bed detached or duplex villa then prices will be well in excess of £250,000 and more likely closer to the £400,000 price tag. For buying a property to rent out there are probably better options as most of the properties sold are to Turkish national buying holiday homes which would be the main market you would look to rent your property out too. Whilst if getting a good realtor or estate agent that deals in holiday lets would be vital to get the most from letting your property as the overseas property renters do not look at this area in most cases. It is worthy of a visit though but maybe not to buy your dream holiday home.
AKYARLAR
This is a natural bay on the South-western part of Bodrum Yarimadasi and West of Kocaburun. The Northern part of the bay is suitable for anchoring. There are many nice holiday houses in Akyar. These houses, which have the architectural characteristics of those in Bodrum, are decorated with beautiful flowers. There are palm trees on the beach. Since it is quite windy, it is a suitable place for windsurfing. Just opposite the bay, there is a Greek island called Istankoy (Kos) which is only 3 miles far from Akyarlar. The properties for sale around here are very select usually and come with a marching price tag to match, but if you are looking for a large detached villa that offers lots of original features and a traditional build style then this is the place prices can be over £500,000 apartments block s and complex developments with duplex and flats are not available generally although if you are looking for traditional older style properties this is the place for your holiday home or full time living to set up your home in Turkey.
TURGUT REIS
This is a small fishing harbour situated in the Southwest of Bodrum Yarimadasi, just opposite Catalada, and it is exposed to Westerlies and Southwesterlies . Turgutreis is just 20 km from Bodrum, and there are taxis and minibuses from Turgutreis to Bodrum every hour of the day. The sea captain who gives Turgutreis its name; he was born and lived in this region in the 16th century. Europe knows him by the same name, in the slightly corrupted from “Dragut”. Turgutreis defeated Andrea Dorea, who attacked him with 80 ships. It was a glorious victory. He later died during a battle when he and his fleet surrounded Malta. After Bodrum, Turgutreis is the most crowded and the most important settlement of the region. Especially in recent years, several huge shopping centres, where you can find everything you need, have opened there. There is a very beautiful, long beach in Turgutreis. Besides this, there are daily yacht tours to visit the surrounding areas And also there are several islands around Turgutreis. Yassiada is the most famous one for archaeological excavations. 15 sunken ships have been found in the shallow waters 200 m from Yassiada. Diving is prohibited in this area but plans are underway to transform Yassiada into an underwater archaeological park.
The place and in particular the property market has grown considerably in recent year mainly with Turkish property buyers as again this area is predominately properties for Turkish nationals and military clearance is rarely given for this location. How ever for anyone looking at prices then there is also a real mixture with many large luxuries detached villas and small developments of apartments with prices at quite a low level as apartments can be from £50,000 but with out military clearance the procedure to buy property it is still possible but the normal property sales process is different and requires a company set up and unless investing in a large of more costly property then the costs out way the initial low price of the property. For property investors though there are opportunities to buy land and develop property as the market is very buoyant for local property buyers and the Turkish national looking for a holiday home by the sea. For developing property this can be achieved with starting land and development costs a minimum £500,000 could give you a return on your property land development of 50 to 70%
GUMUSLUK (Myndos)
Gumusluk is a bay on the Western part of Bodrum Yarimadasi and is surrounded by Donmez Burnu and Karabakla Burnu. Kucuk Tavsan Adasi is at the entrance of the bay. It is possible to reach the islands from Gumusluk by walking through the sea. Gumusluk is famous for its fish restaurants and one of the oldest settlements of Bodrum. The ruins of the ancient city of Myndos, established by the Caria Mayor Mausolos, are also in Gumusluk village. That’s why this place was accepted as a site area, and construction is strictly forbidden. Besides, there is also a belief that when the local wine of Gumusluk is mixed with sea water, it can cure any ailment.
The properties around here are very much for the holiday maker and are usually built set back from the main front of Gumasluk itself due to strict building and military clearance controls. There are many developments though that offers stunning sea views and sunsets. Prices are quite reasonable for buying property though and a garden flat can be bought for £50,000 with penthouses costing £65,000. Most developments are built be developers with the holiday home market in mind and usually offer onsite facilities like swimming pools, security, shops and snack bars. The apartments are usually finished and sold with fitted kitchens, bathrooms and all white goods including air conditioning as standard and the flooring usually ceramic tiling or laminate flooring, most would include patio areas or for penthouse or villas balconies or terraces with views
YALIKAVAK
This is one of the largest and most beautiful bays of Bodrum Yarimadasi. YALIKAVAK is 18 km from Bodrum. There are citrus tree gardens all around it. YALIKAVAK is a safe anchorage point. The town has been attracting larger number of people recently. Its rapid development has included holiday villages, houses and restaurants. In the Northeast of the bay, there are yacht repair facilities and dockyard.
The properties for sale in YALIKAVAK are becoming the place to buy as many overseas property buyers head here for its fast growing reputation for an upmarket place with out the mass tourist trade to spoil buyers lifestyle. Many look here for some very high end property running into the millions attracting many Hollywood stars that berth their motor cruisers and yachts in YALIKAVAK Marina. For the average property buyer in Turkey and particular Yaliakvak you can buy well located apartments close to the town with good views around the £100,000 price, if you go further back into the surrounding mountain and hillside some elevated developments of apartments complexes can be bought for much less, the compensation for buying property away form the town is the stunning views from the balcony. Whilst a lot of properties are built well there are still a good number of poor quality builds and it is important to check on previous developments if considering off-plan villas or apartments. Most Apartments are finished with the usual ceramic flooring and the better quality with travertine flooring and wall tiling and kitchens with granite worktops and designer contemporary kitchen units. Most developments even villa only complexes usually have a communal pool but for the more discerning property buyer there are some developments with privet pools or the space to have one installed, which is important to consider if you are looking for a villa to generate rental income as these are the ones that can command a good return. Expect to pay for a Detached villa with own pool and sea views around the £300,000 although some may be available for less if they are located higher up the mountain side . A theme of the builds around YALIKAVAK properties is to use a stone cladding to some of the external walls as well as round port hole windows in high vaulted ceilings. For buying a property in Turkey then YALIKAVAK is expected to give a high capital return as prices for this very desirable location with a fast growing reputation is likely to see considerable growth and already is rising fast but has a long way to go to reach the prices of the upmarket property markets in Spain and France but it will be only a matter of time before the prices reach parity as Turkish property cannot and will not remain at the comparatively low prices. If you are looking to buy a villa, apartments, penthouse or duplex at very low prices then this is not the place to start your property search in Turkey, and the same can be said for buyers looking for British pubs or karaoke Bars YALIKAVAK is no the place.
GUNDOGAN (Farilya)
This is a natural bay in the South of Gulluk Korfezi. Gundogan (Farilya) is one of the most beautiful places, managing to keep its natural beauty. The harmony between the sea and nature here is worth seeing. There are many nice houses in Gundogan village. Olive trees and citrus trees from a beautiful setting as in the other villages around. It is always possible to find fresh fish at the restaurants ashore. Gundogan,Turkbuku and Golkoy supply Bodrum’s fish requirements. There is also fresh water to drink near the harbour. It is possible to go to Bodrum by taxi or minibus.
Property for sale in Gundogan appeals to locals and overseas property buyers looking for a more permanent residence or a holiday home with good rental potential although not as popular as its close neighbour YALIKAVAK it does have a good number of properties which are priced lower but still not considered one of the cheaper areas to buy a villa or holiday apartments. The advantage for property buyers is that the life goes on after the tourist season finishes which gives good opportunities for those looking to buy a home for all year round living. With supermarkets and shops open for basics although for major shopping it is still a case visiting nearby Bodrum Town itself. For Villas on the sea front prices can be high with many in excess of £500,000 with detached villas back with partial sea views expect to pay in the region of £150,000 to £200,000, apartments and duplex penthouses can be as cheap as £50,000 but realistically expect to pay at least £80,000 for a good quality property with all fully fitted kitchen, bathroom and including white goods on a complex. The property for sale in Gundogan has plenty to offer and is lower priced than some other areas whilst still not considered a mass tourist area but attracting those seeking a quieter holiday or property location.
TURKBUKU
Turkbuku is one of the most important settlements in Bodrum Yarimadasi. There are very nice summer houses, restaurants and a post office around the bay. Many houses have been built there recently. The unique natural beauties in Turkbuku are quite attractive both for domestic and for foreign tourists. Pine trees, olive trees and citrus trees add a nice scent to the air. The region is also famous for its fishery. Turkbuku provides a large amount of fish for Bodrum. The actual name is now Golturbuku but is still referred to a s Turbuku and the properties for sale in this location are probably the highest priced on the Bodrum Peninsula. The area attracts all the high end property buyers as the Turkish celebrities frequent the area and the paparazzi are there in numbers to capture the stars in their holiday hideouts. Prices for Apartments can be priced form £500,000 and villas considerably more, there will always be lower priced properties for sale but the location will be most likely not appealing of your holiday home or the build standard will be poor. The big down side for property buyers looking for along term residence is that n the winter the lace closes and is definitely not suited for buying a permanent residence but very well suited if you buy a high end villa or apartments as these will attract high income return through holiday lets primarily to the rich Turkish nationals who like to holiday here.
ORTAKENT
Ortakent three miles by sea or twelve kilometers by land from Bodrum. The town has got second longest shoreline in Bodrum Yarimadasi. The sea and sandy beaches at Ortakent are very nice and also there are camp sites along the shoreline. For its close proximity to Bodrum Town Property prices are lower than expected but still not that easy for overseas property buyers looking for property for sale in Turkey as most parts are restricted to holiday home or house buyers in general for this location. If you are buying or looking to buy in the location the expect to be paying £100,000 for a flat or if you can find a villa for sale from £250,000 although the area is considered to be more of a residential area than a typical holiday home area it is still considered a good place to buy a property for investment purposes for long term lets to locals rather than holiday home lets. Most properties are more traditional in style rather than the modern look which attract more of the overseas property buyers
TORBA
The Northern peninsula is wooded with pines, making it an ideal place for a restful vacation. There are fewer motels and resorts, fewer tourists and more unspoiled scenic beauty. There is a Lelegian grave which was made 2500 years ago and an abbey from Byzantine. Only five kilometers from Bodrum, but so quiet. As with Golkoy,Turkbuku and Gundogan , Torba is known for its fishing as well as the pine and olive trees. Fresh fish is always to be found there. You can reach to Didim,Milet and Priene by bottom.
One of the first places on the Bodrum Peninsula form the Airport of any note for property buyers, regarded as an upmarket area and well frequented and enjoyed by villa renters looking for a villa with quiet surroundings. A low number of Villas, Apartments or Duplexes for sale so usually a low number of choices for property buyers. The decent properties for sale mainly villas tend to be priced high due to a lack of supply or if low priced are set back form the sea front across the main road in some of the old tired complexes.
BARGYLIA
Quite fishing village not really on the Bodrum Peninsula a quite rural feel and property prices are low with villas from £130,000 and apartments less than £50,000 although difficult for selling your property once you have bought as not a sort after location although its good points for holiday home buyers is the close proximity to the Airport but not ideal for setting up home for a permanent residence unless you want a get away from it all place.
GULLUK
Often labelled as Bodrum, lots of very large developments with varying prices for apartments look to be paying around anything from £40,000 upwards but the property prices vary tremendously depending on the developer and what they think they should price their properties at.
GUVERCINLIK
Twenty-five kilometers from Bodrum. The Place is more a local area and not very appealing for the holiday home buyer although a small number of overseas property buyers have moved in here on a permanent basis and set ip home. The first place at the start of the Bodrum Peninsula with the start of the dramatic coastline. Most properties for sale in this part of Turkey are usually older style traditional Turkish homes often in need of renovation to bring up to living standards you would expect from a house. Although prices for semi-detached Villas or Duplex Houses start at a low level prices and any offer put in to buy a property here need to be low to reflect the amount of building and renovation work often needed. Bargain priced property if you can find start from £35,000 but will need at least the same spending again for a liveable home.
TUZLA
The good points close to the Airport only 10 to 15 minutes, most of the properties here are set in the surrounding hills looking over the lagoon and Motorway. A lot of property buyers look her e a s there are lots of large developments being built and could well prove to be a good investment as there is also a large shopping complex due to be built. Prices here for property buyers are quite low in comparison to areas such as YALIKAVAK and Bodrum itself and is probably more suited to the holiday home buyer as the there is not many facilities around at present to appeal to those swishing to move house to live here long term but tis could change as the place develops. The prices can range from and £40,000 for a 1 bedroom apartments on a complex to a Villas on a complex with communal facilities from £120,000. A big advantage for property buyers is that most of the properties for sale usually come fully finished with everything including all furniture so a real turnkey purchase that can be used as a holiday rental investment and for personal holiday use. It sis also looking over onto the G36 hole Golf course, which can be useful to help with attracting holiday renters for your property. It doesn’t offer mush for the high end Villa buyer who would look in other areas but for those that like the feel of a community on one of the better developments this could be a good place to buy with properties offering some value for money.
